Luxury Condominium-Hotels Reflect Next Generation of Second Home Ownership

At first glance, vacation homes seem like a glamorous luxury. But in reality, second homes really are a 'home away from home,' with all the hassle and stress of a primary residence. Aside from the physical upkeep of second homes, owners often spend the first and last days of their so-called vacations unpacking or packing, cleaning rooms and re-stocking supplies - and coming to terms with the harsh realization that their second homes are requiring more work the originally expected.

But now luxury hoteliers nationwide have launched condominium hotels, a new trend in second home ownership that promises rest and relaxation and delivers a worry-free second home. For example, The Retreat at Carmel Valley Ranch in Carmel, Calif. is wrapping up a $60 million renovation, creating the Monterey Peninsula's first luxury condominium hotel.

While most companies focused on developing urban properties as second homes, the luxury condominium hotel trend has now shifted gears towards vacation-oriented locations. At Carmel Valley Ranch, residence owners hold a fee simple deed to their suite and can enjoy all resort amenities and service. These include in-room dining, daily housekeeping, evening turndown, garment care, in-suite spa services, concierge services and more.

Every residence comes ready for occupancy and the resort handles all maintenance - inside and out. Each suite is decorator-furnished with flat screen televisions, gourmet kitchen appliances and utensils, wood-burning fireplaces, plush linens and bathroom toiletries. A secure closet allows owners to store personal items such as children's toys, clothing, dry goods and toiletries- keeping family favorites close at hand.

Ownership also includes membership in the resort's championship Pete Dye golf course. Award-winning tennis facilities, restaurants, high-speed Internet access, swimming pool and fitness facilities are also available.

Owners are not subjected to the tight restrictions required by timeshares and when not in personal use, owners may rent their suite as a traditional hotel room.

This condominium hotel offers second home ownership minutes away from Monterey Peninsula's Cannery Row, Laguna Seca Raceway, the scenic 17-Mile Drive, Point Lobos State Park, the Monterey Aquarium and wineries, restaurants, whale watching spots and farmers' markets.

The Retreat at Carmel Valley Ranch puts the 'vacation' back in 'vacation home.' Luxury condominium hotels may be a new trend, but their amenities and stress-free lifestyle will make it one to last.
